How long does a Mobile Home last?

Most Mobile Homes last between 20 & 30 years, especially in the milder climates of France and Spain. Although the Sites we offer do not like an older unit to be installed on-site, they are perfectly happy for your new unit to stay indefinitely and also to be re-sold.

You will see separately in this brochure, under Sites and Fees, the fees payable on the Sites we co-operate with. In both countries these charges come under Government control, restricting price increases to the rate of inflation, which at present is low.

The Site Owners are permanent residents so you have no worries about security, unlike buying property.

If we decide to rent out our Mobile Home, how do we do it?

We operate a holiday rental service in conjunction with you and the Site. We have found that some customers prefer to rent out the peak weeks and utilise the off-peak themselves. Others prefer to use the peak season themselves and are looking for bookings off-peak. We also have clients that just use the Mobile Home for themselves, their family and friends.

Do we sell second hand Mobile Homes?

Unless we have sold a new Mobile Home to a customer and know the entire history, we do not usually sell or recommend second-hand vans.

How long does a Mobile Home last and does the Site require us to update?

Most Mobile Homes last between 20 & 30 years, especially in the milder climates of France and Spain. Although the Sites we offer do not like an older unit to be installed on-site, they are perfectly happy for your new unit to stay indefinitely and also to be re-sold. In Britain most Sites require you to buy and sell through them, which obviously restricts you greatly and puts you at the mercy of their prices. There is always a good private re-sale market should you wish to update or sell at a later date. Mobile Homes do not depreciate like cars and most people who have sold have recovered close to what they paid for it.

How much are Site Fees and what expenses will I incur?

You will see separately in this brochure, under Sites and Fees, the fees payable on the Sites we co-operate with. In both countries these charges come under Government control, restricting price increases to the rate of inflation, which at present is low. The Site Fees will include your use of the facilities offered by the Site and any Rates etc. Some Sites charge extra for Electricity and Water. Your only other expense is Gas Bottles, which can be exchanged on site and normally cost around £10. Depending on usage, they will last approx. 3 weeks if using showers, cookers, heating etc. Some of our sites are now offering gas piped direct to the mobile home and including this facility in the annual site fee

Who will look after my Mobile Home in my absence?
 
The Site Owners are permanent residents so you have no worries about security, unlike buying property. They are always alert to adverse weather conditions - the Mediterranean had snow some years ago for the first time in around 40 years and the Site Owners kindly cleared the roofs to avoid excess weight damage. On another Site, the Owners contacted us immediately when a tree branch damaged a roof, thus helping the resultant insurance claim greatly. Prior to closing down a Mobile Home before Winter, it will need to be drained down and various other precautions taken. You will also need to open up prior to Summer and if renting, you will need it to be checked and possibly cleaned between customers. We can arrange this service for you and can also arrange for any replacement items to be fitted, once out of Guarantee. To be frank, very little goes wrong with a good quality Mobile Home.
   

How do we know you are a Company to be trusted?

We have been in business for over 30 years and have the respect and trust of our major Manufacturers, Sites and Clients. We are only too happy to provide you with the names and addresses of our Bank, Accountants and past Customers who have purchased from us, if you feel you would like to contact them for references. We have an excellent business reputation and we would not want to put this in jeopardy. Financially the last few years have been our most successful. We think a lot of people have been spending their low interest savings!

If we decide to rent out our Mobile Home, how do we do it?

We operate a holiday rental service in conjunction with you and the Site. We have found that some customers prefer to rent out the peak weeks and utilise the off-peak themselves. Others prefer to use the peak season themselves and are looking for bookings off-peak. We also have clients that just use the Mobile Home for themselves, their family and friends. Some lucky people spend two months either side of the School Holidays on holiday and re-coup their Site Fees by just 3 weeks rentals. At the start of the year, you advise us if you wish to rent and which weeks are available to us. When we obtain customers, we will contact you with all their details and ask if you would like the booking. We then arrange their entire holiday and deduct a 20% commission from the rental, passing on the residue to you. We insist on a minimum inventory and that you have paid for a cleaning service. The gas used would be your responsibility. If you rent through the Site, the monies are taken in Euros and most owners ask the Site to keep this to offset their following years’ Site Fees. If you have friends, work colleagues etc. using your Mobile Home, we can offer them reduced Ferry fares, etc., if you pass on their requirements to us. It’s all part of the service. With regard to the return you can expect to make, as a guide, the 2004 rental prices were £460 per week at Chateau du Deffay, for the summer school holiday period, with varying rates from £280 at Easter to £390 in June. Obviously, you can charge what rates you want. To project an income, you must bear in mind the rental you charge will usually go up each year and can obviously be a lot more in 5 years time, with very little increase in your own expenses.

Do we sell second hand Mobile Homes?
Unless we have sold a new Mobile Home to a customer and know the entire history, we do not usually sell or recommend second-hand vans. Some of the older makes of Mobile Home may have floor problems due to water overflow damage and to replace this would be very expensive or impossible. Modern Mobile Homes have either resin treated floors or are made with specially coated marine ply. You will sometimes find advertisements “Vans for Sale” that are from one of the major holiday companies and they are all ex-rental. These are not normally built to the same specification as the ones we offer and are mass-produced “fleet vans” using low cost materials. One always gets what one pays for in life! However, should you wish to update or sell-on your own Mobile Home purchased through us, we will be willing to help, having known it’s history.

How do I choose a Mobile Home and where do I find a site?
If you have an idea of your requirements for a Mobile Home once you have read this brochure, we can then send you details of our exclusive Benimar range of holiday homes. These can be viewed on some of our sites in France and we can arrange inspection visits. It may also be possible to make a factory visit but you can see the quality of the range from viewing one of our own units. We can also supply and quote competitively for all the leading UK makes of Mobile Home. We work mainly with 5 excellent Sites in France and our new Site in Spain, where we have built up a close working relationship with the Site Owners but we can export to any site that you may have personally chosen, as long as they have plots available. We are constantly looking at good quality Sites in France and Spain and can offer advice to help you decide what is best to suit your requirements. With regard to the Sites shown in our brochure, we can arrange for you to visit them and to choose and reserve your own plot. Generally speaking, once you have chosen the plot, the Site owners are happy for you to have patios laid and sometimes to plant flowers shrubs etc. You would need their permission, however, to alter it considerably.
